Energy Saving
Main / Security lighting - One of the easiest ways to save energy is to run a main lighting and a security lighting circuit throughout the property. This allows 50% of the lights to be turned off when the stores close. This is the case at Mount Vernon Plaza, however, this method of energy savings is difficult on existing systems as each circuit must be mapped out and reconfigured.
Controls - Update the controls operating the lighting system. Using a combination digital time clock and photocell, the lights will not come on before it gets dark and will go out when desired. Most digital time clocks automatically adjust for daylight savings time.
Pulse Start Metal Halide -Converting existing lights to Pulse Start Metal Halide can reduce energy costs by 30% or more. The fixture remains but the ballast and lamp must be changed. A payback period for this type of project is approximately 3-5 years depending upon the size fixture converted.
Lamp Life Cycle - Properly managing the lamp life cycle can save additional costs. Group replacing ALL lamps at or near their rated life (not when they go out) will save energy and routine maintenance expenses.
LED lighting can provide both energy and maintenance cost savings. However, the initial investment is substantial. A well-constructed LED light fixture should last and be maintenance free for 10 years or more. At this time, LED cannot compete with light sources of 400 watts and above. Expect a higher wattage LED fixture to be on the $1,500- $2,500 range. Canopy lighting and wall packs are a great way to start with LED.
High Intensity Discharge (“HID”) dimming can save 40% in energy costs. Outdoor Parking Lots can benefit from timer controlled light reduction programs during times of low activity. Lights can be activated at 100%. Then, after normal working hours when customers have left, say, by 10:00 PM, light levels can be reduced to 60% for the remainder of the evening. This nighttime lower level can be quickly returned to full brightness with motion detectors for safety/security reasons if desired.
